It looks like Crouch has been learning the ropes in commercial real estate for a couple of years:

That is why he spends Wednesdays or Thursdays learning the ropes of commercial real estate at Colliers. And it is part of the reason why he spends Tuesday afternoons and Saturday mornings at Haileybury College coaching the Year 10 side, where Essendon great Matthew Lloyd runs the First XVIII program.

WEST Coast champion Jack Darling has committed to joining North Melbourne, with the Eagles premiership player officially requesting a trade to the Kangaroos.
Darling has been eyed by the Roos to add experience to the youngest team in the competition and is keen to join the club on a two-year deal.
The 298-gamer made his request official after undergoing a medical with North Melbourne this week.
The Kangaroos' fourth-round pick – No.64 – is expected to be tabled to get a Darling deal across the line. Darling has one year left on his contract with the Eagles.

Agree that Darling is just about a spent force at this point, but that spent force still managed 22 goals and was WCE's third highest scorer.

Our top five goal kickers this year were:
Larkey - 46
Curtis - 30
Zurhaar - 29
Ford - 15
Sheezel - 14

The average height of the guys in positions 2 through 5 is 187cm. So I can see the angle: get a realistic marking target to support Larkey while we develop some long-term talls.

I hope you are right (I really do) but our speculative trades never work out. He will be a year older and then 2 years older when he plays for us and his decline has been reasonably significant to my eye in the last couple of years. I don’t recall any commentary regarding his leadership capabilities which we really need and also players that know how to win and West Coast haven’t done much of that lately (bit more than us admittedly). I understand and agree with the need but he is a poor option in my view.

Let‘s revisit in 12 months and see how it went.

Could also be a means of meeting the salary floor but hard to determine since the information is not publicly available.

North need an experienced big forward and Darling might be the only one on the market they can get. But aren't West Coast in the same position with a rebuild?
But we don't need forwards that much. We need mids/on ballers much more badly and a decent ruck. Otherwise the forwards never get a chance as the ball rarely gets down there.

Weagles have Waterman and Allen who look alright. Darling was probably on his way to be nudged aside in any case.
I'm surprised they'd want him at all with all their young talent upcoming, maybe they got him dirt cheap.
There is probably a question of whether Eagles are paying some of his salary cap. Nothing has been said so I doubt it. Eagles have some younger tall talent coming through like Jack Williams and then Bailey Williams rests forward as well. This is with Allen and Waterman.

Eagles didn't have a salary cap issue but offloading $800k for a forward who is solid and not part of next future premiership is probably an ok move. North have been in a longer rebuild and just trying to buying 2-3 more wins and gain some supporter momentum.

The pick 64 doesn't help much unless when need some draft value. Jack was better after being dropped to WAFL post Simmo departure. Gets now 2 years of payment but expect North may regret that second year, however they dont have a cap issue either. Darling is durable, but starting to drop off at 32 and likely Larkey still gets the no.1 defender, just create some doubt for defenders if two key targets.

My worry is the Eagles don't negotiate well and could have squeezed maybe a pick 45-50.

Look at Barrios. Could have gone to the Swans last year and likely as FA and salary we get pick 2. Now we will likely end up with amid teen draft pick unless they force Hawthorn to trade up.
